from the front portion of the garage, where the slab slumps approximately 5/8". <br />This provides a ponding area emending fi-om the east to west side. The water has <br />saturated the lower edge of the four Brace Panels (plywood). This saturation has <br />caused a delamination of the plywood at the bottom edge of the panel. This <br />delamination will affect the overall performance of these Brace Panels in resisting <br />maximum lateral loads. The CABO Code requires the floor used for the parking <br />of automobiles to be sloped to facilitate the movement of liquids towards the main <br />vehicle entry doorway. While this requirement is referenced to attached garages, <br />the intent is to prevent the collection of liquids within the structure unless a <br />specific other means is approved by the building official. <br /> <br />The siding was observed to be bowed in several places on both the east and west <br />side of the structure. Several studs were found to be warped inward 5/8" or <br />better. These occurred at the lap joint of the siding and it is not known if either <br />contributed to the other warpage. The nailing was found to be predominately <br />over driven, in that the nail heads were driven below and fracturing the surface of <br />the siding. The application recommendations provide for specific repair treatment <br />for over driven nails. None of the recommended corrections had been completed. <br />On the west side of the garage areas of siding without required nailing were <br />located. I was not able to verit~ there was a 1/8" space along siding panel edges, <br />as is recommended by the manufacturer. The manufacturer further recommends <br />all panel edges to be sealed, which has not been done. <br /> <br />I have enclosed a copy of the application recommendations for your siding <br />product. The CABO code requires exterior wall coverings to be installed <br />according to the code, unless otherwise approved. Your siding is otherwise <br />approved, in that the manufacturer has had evaluatio~n testing done (through the <br />International Conference of Building Officials {ICBO} evaluation service/~4856) <br />and specific Installation requirements supersede the CABO code requirements. <br /> <br />I would encourage you to share this information with your contractor and openly <br />discuss your expectations in reaching a resolution to your concerns.
