Any noise associated with the use will not have a significant adverse impact on nearby land uses. <br /> <br />The applicant has stated that the existing structures will be retrofitted with insulation to dampen the noise <br />generated by the home occupation and the automotive repair must occur within the identified accessory shops. <br />These factors will reduce the noise emitted from the home occupation and will allow it to operate in a way that <br />will not significantly impact neighboring land uses. The requirement to operate entirely within the accessory shop <br />structures shall be made a condition of approval, and an additional condition shall be made that the accessory <br />structures proposed for use in the home occupation be upgraded with insulation prior to conducting business <br />activities. The criterion is met. <br /> <br />f. The use will not have a significant adverse impact on potential water impoundments identified in the <br />comprehensive plan, and not create significant conflicts with operations included in the <br />comprehensive plan inventory of significant mineral and aggregate sites. <br /> <br />There are no aggregate sites near the subject property that could be impacted by the proposed home occupation. <br />The Little Pudding River is located roughly 400 feet to the east of the proposed site of the home occupation. The <br />proposed home occupation has the potential to generate surface water pollution through waste fluids and materials <br />commonly involved in automobile repair. In the criterion d addressment above, it was discussed how the <br />applicants state that they will regularly transport waste materials for disposal off-site and store them properly to <br />reduce the risk of spills and contamination. Further, the applicants have agreed to conditions of approval requiring <br />a containment and cleanup plan for contaminant spills prior to starting the business. These preventative measures <br />are enough to satisfy the requirement that the proposed business will not have a significant adverse impact on <br />water impoundments. Therefore, the criterion is met. <br /> <br />8.
