Tax lots 75301-170, 75301-120, 75301-070, and <br />75301-080. <br /> <br />DECISION: Notice is hereby given that the Planning Director for <br />Marion county has ~PPROVED the above described Lot Line Adjustment <br />application subject to certain conditions. <br /> <br />Title transfer instruments accomplishing the property adjustments <br />shall b~recorded by th~ applicants w/th the Marion C~unty Clerk by <br />--~_?_~ The effective period of an approved appllcation may b~ <br />extended for an a~ditional year subject to approval of an extension <br />(Extension form available from the Planning Division). <br /> <br />This decision does not i~clude approval of a building permit. <br /> <br />gONDITIONS% The following Conditions must be met ~_efore a build~n_~q <br />Dermi.~ can be Qbtained or the aDmr0v~d u~e e~tablished: <br /> <br />The applicant shall have the resulting properties surveyed and <br />monumented. The survey, complying with ORS 209.250, shall be <br />filed with the County Surveyor and shall contain the notation <br />that the survey is the result of Lot Line Adjustment Case No. <br />94-8. <br /> <br />Prior ~o filing the survey, the applicant shall provide <br />written evidence to the Planning Division that all taxes due <br />have been paid to the Marion County Tax Department. <br /> <br />'A~DIT~ONAL ~O~D~ION~ Once t~e approved use is established the <br />following conditions must be continually satisfied: <br /> <br />Prior to development and/or transfer of any of the re~ulting <br />parcels, the applicant shall provide evidence that access <br />permits and any necessary easements for access have been <br />obtained for each par=el to a public right-of-way. <br /> <br />The let line adjustment shall comply with the requirements of <br />the Ma~ion County Building Inspection Division regarding <br />setbac~ requirements between the lot line and ~tructUres or <br />the septic drainfield.
