If you have questions, contact the staff person listed <br />at the end of this report. <br /> <br />NOTICE OF DECISION <br />PARTITION CASE NO. 25-015 <br /> <br />APPLICATION: Application of Donald Edwards to partition a 0.58-acre parcel of land into two parcels of 0.29-acres <br />and 0.29-acres in an RM (Multi-Family Residential) zone located at 4450 Blueberry Ln NE, Salem (T7S; R2W; Section <br />7DC; Tax lot 501). <br /> <br />DECISION: The Planning Director for Marion County has APPROVED the above-described Partition application <br />subject to certain conditions. <br /> <br />EXPIRATION DATE: This approval is valid only when the final partitioning plat is recorded by August 29th, 2027. <br />The effective period may be extended for an additional year subject to approval of an extension (form available from the <br />Planning Division). Additional extensions may not be granted if the regulations under which this decision was <br />granted have changed since the original approval. <br /> <br />WARNING: A decision approving the proposed division is for land use purposes only. Due to septic, well, and drain <br />field replacement areas, these parcels may not be able to support a dwelling. To be sure the subject property can <br />accommodate the proposed use the applicant should contact the Building Inspection Division, (503) 588-5147. <br /> <br />This decision does not include approval of a building permit. <br /> <br />CONDITIONS: The following conditions must be met before a building permit can be obtained or the approved use <br />established: <br /> <br />l. Per the Marion County Surveyor’s Office; Parcels 10 acres or less must be surveyed and monumented. Also, per <br />ORS 92.050, the plat must be submitted for review. Checking and recording fees are required, and a current or <br />updated title report must be submitted at the time of review. Title reports shall be no more than 15 days old at the <br />time of approval of the plat by the Surveyor’s Office, which may require additional updated reports. <br /> <br />2. The applicants shall submit a final partition plat to the Marion County Surveyor’s Office. Following plat <br />approval, it shall be recorded with the Marion County Clerk. This shall be accomplished prior to the issuance <br />of any building permit(s) on the resulting parcels. <br /> <br />3. Prior to the issuance of building permits on the parcels, Blueberry Ln NE shall be developed such that it meets the <br />minimum access standards outlined under MCC 16.33.680, including being paved with a full 20-foot surface <br />width and the easement be dedicated to a full 25-foot width. <br /> <br />4. The resultant parcels shall be assigned the following addresses: <br /> <br /> Parcel #1: 4450 BLUEBERRY LN NE <br /> Parcel #2: 4440 BLUEBERRY LN NE <br /> <br />5. The resulting parcels shall significantly conform to the site plan submitted with the proposal. Minor variations <br />are permitted upon review and approval by the Planning Director. All parcels shall be a minimum 6,000 square <br />feet in size and have minimum dimensions of 40 feet in width and 70 feet in depth. All parcels are subject to the <br />development standards contained in MCC 16.04. <br /> <br />ADDITIONAL CONDITIONS: Once the approved use is established the following conditions must be continually <br />satisfied: <br />
