TM[NT <br /> <br />Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1993 Edition One and Two Family Dwelling Specialty Code. <br /> <br />A COPY OF THE APPROVED PLANS SHALL BE KEPT ON THE SITE OF THE BUILDING <br />OR WORK AT TEE TIM~ OF THE INSPECTION. (E-111.2) <br /> <br />The grade away from foundation walls shall fall a minimum of 6 in. <br />within the first 10 ft., except as restricted by lot lines where the <br />fall will be a minimum of 6 in. regardless of the horizontal distance <br />available. (R-301.3) <br /> <br />When reinforcement is located in the footing in the proximity of the <br />electrical service panel, one piece of the reinforcement shall extend a <br />minimum of 1' above the plate to act as a grounding electrode for the <br />panel. If a piece is bent and tied, it must be tied (MINIMUM 1' LAP) to <br />a minimum 20' long section of reinforcement in the footing or wall. <br />Contact the Electrical Inspector with questions. (NEC Article 250- <br />Si(c)) <br /> <br />A keyway in the footing is an acceptable method and will transfer the <br />lateral loads, ON provide a 18 inch long NO. 3 dowels extending 12 <br />inches from the footing into the wall, 4 feet on center, ON pour the <br />footing and stemwall at one time (monolithically). Ail wood left <br />permanently in contact with the foundation shall be FOUNDATION GRADE <br />WITH ALL CU~ ENDS AND/OR SIDES TREATED with an approved wood <br />preservative. (R-310) <br /> <br />This foundation is being reviewed assuming 4 feet of unbalanced fill or <br />less. If the actual height of fill will be more than 4 feet, then an <br />ADDENDUM to this plan review shall be made by the permit holder, by <br />submitting to this office revised foundation plans showing the true fill <br />height before construction commences. <br /> <br />Every sleeping room shall have at least one operable window approved for <br />emergency egress or rescue. The window sill height shall not be more <br />than 44 inches above the floor. The minimum net clear opening width <br />dimension shall be 20 inches. The minimum net opening height shall be <br />24 inches. The minimum net clear opening area shall be at least 5.7 <br />square feet. (R-210.2) <br /> <br />Individual glazed areas in hazardous locations shall pass the test <br />(CPSC 16-CFR) requirements of Section R-208.3 (safety glazing). <br />Hazardous locations are considered as followst <br />a. In doors and within 24 inches of a door. <br /> <br />This house plan uses a combination of Brace Panels (BP) and Alternate <br />Brace Panels (ABP) to met the code requirements for lateral wall <br />bracing. Insure that all BP's and gSlP's are located as indicated <br /> <br /> <br />
