With these modifications, the proposed <br />conditional use is in harmony with the purpose and <br />intent of the MCZO. <br /> <br />VI. Order <br /> <br /> It is hereby found that the applicant has met the burden of <br />proving that the relevant standards and criteria for approving a <br />conditional use to expand an existing television receiving <br />facility in an AR zone have been satisfied. Therefore, the <br />application for conditional use is GRANTED, subject to the <br />conditions below. These conditions are necessary for the public <br />health, safety and welfare. <br /> <br />All permits required by the Marion County Building <br />Inspection Division shall be obtained. <br /> <br />Prior to obtaining any building permits, a detailed site <br />plan of the receiver site shall be submitted to the <br />Planning Division for review and approval. <br /> <br />Within six months of the effective date of this order, <br />sight-obscuring vegetation shall be planted or a sight <br />obscurring fence shall be built along the nor.th, east <br />and west boundaries of the rece:iver site. Vegetation is <br />not required to be planted alon~ the side of the barn <br />unless the barn is later removed. <br /> <br />All applicable state and federal requirements shall be <br />satisfied. <br /> <br />Any new access to the public right of way will require <br />-a driveway permit from Marion County Public Works <br />Department. <br /> <br />A~y utility work in the public right of way will require <br />a utility permit from the Public Works Department. <br /> <br />Any expansion of the receiver site will require addi- <br />tional land use approval. <br /> <br />The existing maintenance building shall be removed when <br />the new maintenance building is ~i~-~d.
