With these modifications, the proposed conditional use is in harmony with the purpose and intent of the MCZO. VI. Order It is hereby found that the applicant has met the burden of proving that the relevant standards and criteria for approving a conditional use to expand an existing television receiving facility in an AR zone have been satisfied. Therefore, the application for conditional use is GRANTED, subject to the conditions below. These conditions are necessary for the public health, safety and welfare. All permits required by the Marion County Building Inspection Division shall be obtained. Prior to obtaining any building permits, a detailed site plan of the receiver site shall be submitted to the Planning Division for review and approval. Within six months of the effective date of this order, sight-obscuring vegetation shall be planted or a sight obscurring fence shall be built along the nor.th, east and west boundaries of the rece:iver site. Vegetation is not required to be planted alon~ the side of the barn unless the barn is later removed. All applicable state and federal requirements shall be satisfied. Any new access to the public right of way will require -a driveway permit from Marion County Public Works Department. A~y utility work in the public right of way will require a utility permit from the Public Works Department. Any expansion of the receiver site will require addi- tional land use approval. The existing maintenance building shall be removed when the new maintenance building is ~i~-~d. Ail MCZO standards for siting the new building shall be met.
