foot stormwater swale has been designed and proposed to treat any stormwater that does runoff from the proposed
gravel area that does not infiltrate the underlying soils.

As a condition of approval, all equipment repair and service work shall be conducted on impervious surfaces with
proper drainage to contain any effluent from the repair or servicing of equipment. These conditions shall also apply
to the cleaning of parts and pieces and degreasing operations.

The site has no known wetlands, streams, or FEMA acknowledged floodplains, nor are there any known geohazard
zones, and is outside the Sensitive Groundwater Overlay (SGO) region. The proposed use should not impact air
quality in the vicinity any more that other farm uses as the equipment being operated is the same equipment that
would be operating on active farm land. Additional dust is not anticipated nor is the use expected to produce any
more dust than normal farm operations.

With these conditions, the criteria can be met.

4. Any noise associated with the use will not have a significant adverse impact on nearby land uses.

Little noise will be generated from the site as the proposed/arming equipment will only be staged for sale and will
not actively be operating. Any potential operation of machinery onsite will be similar to that of normal operating
conditions on the region’s farms and fields. The criterion is met.

5. The use will not have a significant adverse impact on potential water impoundments identified in the
Comprehensive Plan, and not create significant conflicts with operations included in the Comprehensive Plan
inventory of significant mineral and aggregate sites.

The site has no known wetlands, streams, or FEMA acknowledged floodplains and is outside the Sensitive
Groundwater Overlay (SGO) region. The site has no identified mineral or aggregate sites. The criterion is met.

9. The applicants shall sign and submit a Farm/Forest Declaratory Statement, acknowledging the nearby farm and
forest uses. This statement shall be recorded by the applicant with the Marion County Clerk after it has been
reviewed and signed by the Planning Director.

10. Based on the above findings it has been determined that the applicant’s request meets all applicable criteria for a
and is, therefore, APPROVED, subject to conditions.

Brandon Reich Date: July 1st, 2025
Planning Director/Zoning Administrator

If you have any questions regarding this decision contact George Brandt at (503) 588-5038.

Notice to Mortgagee, Lienholder, Vendor or Seller: ORS Chapter 215 requires that if you receive this Notice, it must
promptly be forwarded to the purchaser.
