355 10TH PL, AUMSVILLE <br />94-04512 (59954) <br />December 19~ 1994 <br />Page 1 <br /> <br />Marion County <br /> OREGON <br />COMMUNITY DEVELOPMENT <br /> <br /> Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the state of Oregon <br />1993 Edition One and Two Family Dwelling Specialty Code. <br /> <br />This plan review covers the addition to and/or alteration of an existing <br />structure. This review is not intended to prohibit the building <br />inspector from requesting an evaluation of the acceptability of existing <br />structural members that may appear to be unsafe. Existing construction <br />not specifically detailed in the submitted plans and structural <br />calculations is beyond the scope of this review. <br /> <br />A COPY OF THE APPROVED PLANS SHALL HE K~PT ON THE SITE OF THE BUILDING <br />OR WORK AT THE TIM~ OF THE INSPECTION. (K-II1.2) <br /> <br />The grade away from foundation walls shall fall a minimum of 6 in. <br />within the first l0 ft., except as restricted by lot lines where the <br />fall will be a minimum of 6 in. regardless of the horizontal distance <br />available. (R-301.3) <br /> <br />A keyway in the footing is an acceptable method and will transfer the <br />lateral loads, OR provide a 1S inch long No. 3 dowels extending 12 <br />inches from the footing into the wall, 4 feet on center, OR pour the <br />footing and stemwall at one time (monolithically). All wood left <br />permanently An contact with the foundation shall be FOUNDATION GRADE <br />WITH ALL CUT ENDS AND/OR SIDES TREATED with an approved wood <br />preservative. <br /> <br />If the existing bedroom EMeRGENCy EGRESS WINDOW is being removed <br />in the construction of the addittion/remodel, then another egress <br />window shall be installed. <br /> <br />Every sleeping room shall have at least one operable window approved for <br />emergency egress or rescue. The window sill height shall not be more <br />than 44 inches above the floor. The minimum net clear opening width <br />dimension shall be 20 inches. The minimum net opening height shall be <br />24 inches. The minimum net clear opening area shall be at least 5.7 <br />square feet. (R-210.2) <br /> <br />When alterations repairs or additions are made to an existing dwelling, <br />the entire building shall be provided with smoke detectors located as <br />required for new dwellings~ (R-215.1) <br /> <br />This house plan uses Brace Panels (BP) to met the code rquirements for <br />lateral wall bracing. Insure that all BP's are located as indicated <br />on the plans. <br /> <br />"APPROVED" only when this sheet is attached to plans <br /> <br /> <br />
