NOTIGE OF DECISION <br />PARTITIONING CASE NO. 89-95 <br /> <br />~ppLICATION: Application of Major and Phyllis Stepper to divide a <br />3.68 acre parcel into two parcels containing 1.5 acres and 2.18 <br />acres each in an AR (AOREAGE RESIDENTIAL) zone on property located <br />at 23851Schultz Road NE, Aurora. (Section 32D; T3S; R1W) GLADS <br />700 and 800. <br /> <br />DECISION: Notice is hereby given that the Planning Director for <br />Marion County has APPROVED the above described Partitioning <br />application subject to certain conditions, <br /> <br />This approva~ is valid 'ogly w~ the final partitioning map is <br />recorded byO~~ ~9 ! J~k~,l .. After recording the final <br />partitioning map, the appZicant shall provide proof of the <br />recording to the Planning Division. This can be either a copy of <br />the recording fee receipt o~ a copy of the map showing the County <br />Clerk's stamp. The effective period of an approved application <br />may be extended for an additional year subject to approval of an <br />extension (Extension form available from the Planning Division). <br /> <br />This decision does not include approval of a building permit. <br /> <br /> CONDITIONS: The following conditions must be met befq~e_._a .b~,~i.~ <br /> ermit can be obtained or the approved use established: <br /> <br />,'~1 The applicant shall submit a final partitioning map to the <br /> Planning Division. The final partitioning map shall substan- <br /> ~.~:g conform to the proposed partition plan ~. ~ no case <br /> ~hall any one pmroel con~ain less than 1.5 acres, Followin~ <br /> map approval by the Planning Director, the applicant shall <br /> record it with the Marion County Clerk (final map instruc- <br /> tions and example enclosed). <br /> <br />Prior to submitting the final partitioning map to the Planning <br />Director, the applicant shall obtain an approved septic site <br />evaluation from the Marion County Building Inspection Division <br />on all undeveloped parcels. <br /> <br />Prior to submitting the final partitioning map to the Planning <br />Division the applicant shall dedicate to Marion County an <br />additional 10 feet of right-of-way along schultz Road to <br />increase the right-of-way from centerline to the sO foot <br />County standard· The dedication shall be by Warranty Deed <br />(Warranty Deed enclosed). <br /> <br />The applicant shall submit either evidence that the access <br />easement has been improved to the standards in Section VII(6) <br />of the Marion Oounty Subdivision and Partitioning Ordinance <br /> <br />or s~bmit a Roadway Improvement Agreement (Ordinance reference <br />and agreement enclosed). The roadway must be named and all <br />parcels in the subject application using the roadway for <br />access m~st be addressed using the new roadway name. <br /> <br /> <br />
