615 8TH ST, Aumsville <br />9401S62 (54394) <br />May 4, 1994 <br />Page 1 <br /> <br />Marion County <br /> <br /> OREGON <br />COMMUNI'r¥ DEVELOPMENT <br />DE PART/V~ENT <br /> <br />Building Inspection - Dwelling ~lan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1993 Edition One and Two Family Dwelling Specialty code. <br /> <br />The grade away from foundation walls shall fall a minimum of 6 in. <br />within the first l0 ft., except as restricted by lot lines where the <br />fall will be a minimum o~ 6 in. regardless of the horizontal distance <br />available. (R-301.3) <br /> <br />The under floor grade shall be cleaned of all vegetation and organic <br />materials and construction debris. (R-311.3) <br /> <br />Foundation walls, and other vertical concrete exposed to the weather <br />shall have a minimum specified compressive strength of 3000 psi. <br />Porches, carport slabs, garage floor slabs and steps exposed to the <br />weather shall have a minimum specified compressive strength of 3500 psi. <br />Table No. (R-302.2) <br /> <br />A keyway in the footing is an acceptable method and will transfer the <br />lateral loads, provide a 18 inch long No. 3 dowels extending 12 inches <br />from the footing into the wall, 4 feet on center or the footing and <br />stemwall in one pour (monolithically). <br /> <br />~very sleeping room shall have at least oee operable window approved for <br />emergency egress or rescue. The window sill height shall not be more <br />than 44 inches above the floor. The minimum net clear opening width <br />dimension shall be 20 inches. The minimum net opening height shall be <br />24 inches. The minimum net clear opening area shall be at least 5.7 <br />square feet. (R-210.2} <br /> <br />Openings between the garage and residence shall be equipped with either <br />solid wood doors not less than 1 3/8 inches in thickness or 20-minute <br />fire rated doors, or equivalent. (R-209.1) <br /> <br />Heating and cooling appliances located in a garage shall be protected <br />from impact by automobiles. Appliances that generate a glow, spark of <br />flame capable of igniting gasoline vapors located in a garage shall be <br />installed with burners, burner ignition devices or heating elements and <br />switches at least 18 inches above the floor l~=el. <br /> <br />Water heaters having nonrigid water connections and over 4-feet in <br />height from the base to the top of the tank case shall be anchored or <br />strapped to the building to resist horizontal displacement due to <br />earthquake motion. (M-1006.2) <br /> <br />In new construction, required smoke detectors shall receive their <br />primary power from the building wiring and when primary power is <br />interrupted, shall receive power from a battery.
