10752 Leverman Rd SE, Aumsville <br />September 27, 1991 <br />Page I <br /> <br />Marion County <br /> <br /> OREGON <br />COMMUNITY OI]VELOPMENT <br />DEPARTMENT <br /> <br />Building Inspection ~ Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1990 Edition One and Two Family Dwelling Specialty Code. <br /> <br />This plan review is for a single family dwelling occupied by a family or <br />a group of not more than five persons who are not related by blood or <br />marriage. This structure is not approved for residential care. <br /> <br />The plans submitted do not clearly show all the required framing <br />details. It is the designer's responsibility to size all structural <br />members and fasteners for the appropriate loads and then show them on <br />the plans. (R-110) <br /> <br />Footings eections= 12 in. wide - 1 story; 15 in.- 2 story, 18 in. 3 <br />story. Footings shall extend not less than 12 in. below the finish <br />natural grade. (R-303) <br /> <br />10. <br /> <br />Foundation walls shall extend at least 8 in. above the finished grade to <br />the foundation at all points. (R-304.2) (6 in. where pressure treated <br />sill plates are used.) <br /> <br />Foundation plates shall be bolted to the foundation with minimum <br />1/2 inch diameter by 10 inch anchor bolts embedded at least 7 inches <br />into concrete or reinforced masonry and spaced not more than 6 feet <br />apart with a minimum of 2 bolts per piece with one bolt within 12 inches <br />of the end of each piece. Figure (R-303) <br /> <br />Minimum spacing for 2x6 floor joists spanning 10 feet is 16" cc. <br /> <br />Minimum floor sheathing thickness is 5/8" for 2x6 floor joist at 16" cc. <br /> <br />Smoke detectors shall be installed outside of each separate sleeping <br />area in the immediate viclinity of the bedrooms and on each additional <br />story of the dwelling including basements. In dwelling units with split <br />levels, a smoke detector Deed be installed only on the upper level, <br />provided the lower level ~s les~ than one full story below the upper <br />level, except that if the~e is a door between levels then a detecto~ is <br />required on each level. ~11 detectors shall be connected to a sound~n? <br />device Or other detector~to provide, when actuated, an alarm which wall <br />be audible in all sleepin~ areas. (R-215.1) <br /> <br />Bathrooms shall be provided with artificial light and an approved <br />mechanical ventilation system capable of producing a change of air every <br />12 minutes or a window of not less than 3 sq. ft., one-half of which <br />must be openable. (R-203.3) <br /> <br />Provide attic ventilation. The net free ventilating area shall be not <br />less than 1 to 1E0 of the area of the space ventilated.
