The minimum size <br />opening required is 18 inches by 24 inches. (R-311.2) <br /> <br />Every sleeping room shall have at least one operable window approved for <br />emergency egress or rescue. The window sill height shall not be more <br />than 44 inches above the floor. The minimum net clear opening width <br />dimension shall be 20 inches. The minimum net opening height shall be <br />24 inches. The minimum net clear opening area shall be at least 5.7 <br />square feet. (R-210.2) <br /> <br />The garage shall be completely separated from the residence and its <br />attic area by means of 1/2-inch gypsum board or equivalent applied to <br />the garage side. The door between the garage and residence shall be <br />equipped with solid wood doors not less than 1 3/8 inches in thickness <br />or 20-minute fire rated, or equivalent. (R-209.2) <br /> <br />In new construction, required smoke detectors shall receive their <br />primary power from the building wiring and when primary power is <br />interrupted, shall receive power from a battery. (R-215.2) <br /> <br />Bathrooms shall be provided with artificial light and an approved <br />mechanical ventilation system capable of producing a change of air every <br />12 minutes or a window Of not less than 3 sq. ft., one-half of which <br />must be openable. (R-203.3) <br /> <br />Wood framed walls less than four feet in width at garage door openings <br />shall be provided with approved hold-down anchors. Anchors are to be <br />provided at each end of each wall segment and connect the wall studding <br />to the concrete foundation. As an alternate, a designed structural <br />system to resist the required 80 mile per hour wind load can be <br />provided. <br /> <br />A readily accessible attic access shall be provided to any attic area <br />having a clear height of over 30 inches. A framed opening not less than <br />22 in. by 30 in. is required. (R-708) <br /> <br />Roof trusses are required to be designed by an oregon registered <br />Engineer o~ Architect. For trusses manufactured by an approved <br />fabrication plant, have the design and layout d~awings available at the <br />construction site for the frs~aing inspection. All job site cutting or <br />modification of the roof trusses shall be clearly shown in the <br />engineer's design calculations and drawings. If trusses are to be built <br />at the job site, submit the engineer's design and construction plans to <br /> <br />"APPROVED" only when this sheet is attached to plans <br /> <br /> <br />
