320 Detroit Road <br />Detroit, Oregon 97342 <br />January 12, 1993 <br />Page 1 <br /> <br />Marion County <br /> ORI~GON <br />COMMUNITY DEVELOPMENT <br />DEPARTMENT <br /> <br />Building In~ectlon - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1990 Edition One and Two Family Dwelling specialty code. <br /> <br />Approval as a result of this plan review or an inspection shall net be <br />construed to be an approval of a violation of the provisions of the <br />dwelling code or of other ordinances of the Jurisdiction. Reviews or <br />inspections presuming to give authority to violate or cancel the <br />provisions of the dwelling code or of other ordinances of the <br />jurisdiction shall not be valid. <br /> <br />The plans submitted do not clearly show all the required framing <br />details. It is the designer's responsibility to size all structural <br />members and fasteners for the appropriate loads and then show them on <br />the plans. However, the requirements in this document are minimum code. <br />(R-110) <br /> <br />The roof framing members will be required to be upgraded to one of the <br />following; <br /> <br />Use 2x12 @ 24 inch on centers or, <br />Use 3- 2x8 @ 24 inch on center or, <br />use 2x10 @ 1 foot on center or, <br />Use 2- 2x8 @ 1 foot on center <br /> <br />The beams between each 6x6 post will be required to be a minimum of 6x <br />10, douglas-fir #2 or better. <br /> <br />Rafters shall be nailed to ceiling joists to form a continuous tie <br />between exterior walls where joist are parallel to the rafters. Where <br />not parallel, rafters shall be tied with a rafter tie, located at or <br />near the plate as practical. Rafter ties shall be spaced not more than 4 <br />feet on center. <br /> <br />Ridge board shall be at least 1 inch nominal thickness and not less in <br />depth than the cut end of the rafter. At all valleys and hips there <br />shall be a valley or hip rafter not less than 2 in. nominal thickness <br />and not less in depth than the cut end of the rafter. (R-702.2} <br /> <br />The building designer has the option of submitting stamped engineer <br />drawings in lieu of the above requirements. <br /> <br />Reviewed by H.L.
