11819 Arndt Rd. <br />January 15, 1993 <br />Page 1 <br /> <br />Marion County <br /> <br /> OREGON <br />COMMUNITY DI[VI[LOPMENT <br />DE P^R,'I'M£NT <br /> <br />Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the state of Oregon <br />1990 Edition One and Two Family Dwelling Specialty Code. <br /> <br />This plan review covers the addition to and/or alteration of an existing <br />structure. This review is not intended to prohibit the building <br />inspector from requesting an evaluation of the acceptability of existing <br />structural members that may appear to be unsafe. Existing construction <br />not specifically detailed in the submitted plans and structural <br />calculations is beyond the scope of this review. <br /> <br />The grade away from foundation walls shall fall a minimum of 6 in. <br />within the first 10 ft., except as restricted by lot lines where the <br />fall will be a minimum of 6 in. regardless of the horizontal distance <br />available. (R-301.3) <br /> <br />Stairways shall not be less than 3 feet in clear width and the headroom <br />shall not be less than 6 feet 8 inches. The minimum required stair <br />tread width is 9 inches. The maximum stair rise is 8 1/4 inches. All <br />treads shall have a nosing or effective projection of approximately 1 <br />inch when risers are closed. The greatest riser height shall not exceed <br />the smallest by more than 3/8 inch. (R-213.1) <br /> <br />Eandrails meeting the following requirements shall be provided on at <br />least one side of stairways. The handgrip portion of handrails shall be <br />not more than 2 5/8 inches in cross-sectional dimension, or the shape <br />shall provide an equivalent gripping surface. Handrails shall be <br />mounted between a minimum of 30 inches and a maximum of 38 inches. They <br />shall be continuous the full length of the stairs. Ends shall be <br />returned or shall terminate in newel posts or safety terminals. <br />(R-214.1) <br /> <br /> Fireatopping shall be provided in the following locations: <br />A) In concealed spaces of stud walls, including furred spaces, at the <br /> ceiling and floor level; <br />B) At all interconnections between concealed vertical and horizontal <br /> spaces such as occur at soffits, drop ceilings etc.; <br />C) In concealed spaces between stair stringers at the top and bottom <br /> of the run; <br />D) At openings around vents, pipes ducts, chimneys and fireplaces at <br /> ceiling and floor level, with noncombustible materials. (R-402.7) <br /> <br />A minimum 3-foot by 3-foot landing shall be required on each side of an <br />egress door. The floor or landing shall not be more than 1 1/2 inches <br />lower than the top of the threshold. The landing at the exterior of an <br />exterior doorway shall not be more than 8 1/2 inches below the top of <br />the threshold.
