This review is not intended to prohibit the building <br />inspector from requesting an evaluation of the acceptability of existing <br />structural members that may appear to be unsafe. Existing construction <br />not specifically detailed in the submitted plans and structural <br />calculations is beyond the scope of this review. <br /> <br />Foundation plates shall be bolted to the foundation with minimum <br />1/2 inch diameter by 10 inch anchor bolts embedded at least 7 inches <br />into concrete or reinforced masonry and spaced not more than 6 feet <br />apart with a minimum of 2 bolts per piece with one bolt within 12 inches <br />of the end of each piece. Figure (R-303) <br /> <br />When alterations repairs or additions are made to an existing dwelling, <br />the entire building shall be provided with smoke detectors located as <br />required for new dwellings. (R-215.1) <br /> <br />Smoke detectors shall be installed outside of each separate sleeping <br />area in the immediate vicinity of the bedrooms and on each additional <br />story of the dwelling including basements. In dwelling units with split <br />levels, a smoke detector need be installed only on the upper level, <br />provided the lower level is less than one full story below the upper <br />level, except that if there is a door between levels then a detector is <br />required on each level. All detectors shall be connected to a sounding <br />device or other detectors to provide, when actuated, an alarm which will <br />be audible in all sleeping areas. (R-215.1) <br /> <br />Provide attic ventilation. The net free ventilating area shall be not <br />less than 1 to 150 of the area of the space ventilated. (R-307) <br /> <br />A readily accessible attic access shall be provided to any attic area <br />having a clear height of over 30 inches. A framed opening not less than <br />22 in. by 30 in. is required. (R-708) <br /> <br />Rafters shall be nailed to ceiling joists to form a continuous tie <br />between exterior walls where joist are parallel to the rafters. Where <br />not parallel, rafters shall be tied with a rafter tie, located at or <br />near the plate as practical. Rafter ties shall be spaced not more than 4 <br />feet on center. <br /> <br />Approval as a result of this plan review or an inspection shall not be <br />construed to be an approval of a violation of the provisions of the dwelling <br />code or of other ordinances of the Jurisdiction.
