7591 Bishop Road SE <br />November 20, 1992 <br />Page 1 <br /> <br />Marion Coun, ty <br /> OREGON <br />COMMUNITY DEVELOPMENT <br />DEPARTMEN f <br /> <br />B~ildiag Insp~ctio~ - Dwelling Pla~ Review <br /> <br />The attached plans have been reviewed for compliance with th~ State of Oregon <br />1990 Edition One and Two Pamily Dwelling Specialty Code. <br /> <br />This plan review covers the addition to and/or alteration of an existing <br />structure. This review is not intended to prohibit the building <br />inspector from requesting an evaluation of the acceptability of existing <br />structural members that may appear to be unsafe. Existing construction <br />net specifically detailed in the submitted plans and structural <br />calculations is beyond the scope of this review. <br /> <br />Stairways shall not be less than 3 feet in clear width and the headroom <br />shall not be less than 6 feet 8 inches. The minimum required stair <br />t~ead width is 9 inches. The maximum stair rise is 8 1/4 inches. Ail <br />treads shall have a nosing or effective p~oject£on of approximately 1 <br />inch when risers are closed. The greatest riser height shall not exceed <br />the emallest by more than 3/8 inch. (R-213.1) <br /> <br />Handrails meeting the following requirements shall be provided on at <br />least one side of stairways. The handgrip portion of handrails shall be <br />not more than 2 5/8 inches in cross-sectional dimension, or the shape <br />shall provide an equivalent gripping surface. 'Handrails shall be <br />mounted between a minimum of 30 inches and. a maximum of 38 inches. They <br />shall be continuous the full length of the stairs. Ends shall be <br />returned or shall terminate in newel posts or safety terminals, <br /> <br />Every sleeping room shall have at least one operable window approved for <br />emergency egress or rescue. The window sill height shall not be more <br />than 44 inches above the floor. The minimum net clear opening width <br />dimension shall be 20 inches. The minimum net opening height shall be <br />24 inches. The minimum net clear opening area shall be at least 5.7 <br />square feet. (R-210,2) <br /> <br />The garage shall be completely separated from the residence and its <br />attic area by means of 1/2-inch gypsum board or equivalent applied to <br />the garage side. The door between the garage and residence shall be <br />equipped with solid wood doors not less than 1 3/8 inches in thickness <br />or equivalent. (R-209.2) <br /> <br />Smoke detectors shall be installed outside of each separate sleeping <br />area in the i~mediate vicinity of the bedrooms and on each additional <br />story of the dwelling including basements. In dwelling units with split <br />levels, a smoke detector need be installed only on the upper level, <br />provided the lower level is less than one full story below the upper <br />level, except that if there is a door between levels then a detector is <br />required on each level. All detectors shall be connected to a sounding <br />device or other detectors to provide, when actuated, an alarm which will <br />be audible in all sleeping areas.
