340 5th Street, Aumsville <br />November 12, 1992 <br />Page 1 <br /> <br />Marion County <br /> OREGON <br />COMMUNITY DEVELOPMENT <br />DFpAR~TMEN I <br /> <br />Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1990 Edition One and Two Family Dwelling Specialty Code. <br /> <br />Approved numbers or addresses shall be placed on all buildings in such a <br />position aa to be plainly visible and legible from the street or road <br />fronting the property. (UFC 10.208) <br /> <br />The grade away from foundation walls shall fall a minimum of 6 in. <br />within the first 10 ft., except as restricted by lot lines where the <br />fall will be a minimum of 6 in. regardless of the horizontal distance <br />available. (R-301.3) <br /> <br />Foundation plates shall be bolted to the foundation with minimum <br />1/2 inch diameter by 10 inch anchor bolts embedded at least 7 inches <br />into concrete or reinforced masonry and spaced not more than 6 feet <br />apart with a minimum of 2 bolts per piece with one bolt within 12 inches <br />of the end of each piece. Figure (R-303) <br /> <br />Every sleeping room shall have at least one operable window approved for <br />emergency egress or rescue. The window sill height shall not be more <br />than 44 inches above the floor. The minimum net clear opening width <br />dimension shall be 20 inches. The minimum net opening height shall be <br />24 inches. The minimum net clear opening area shall be at least 5.7 <br />square feet. (R-210.2) <br /> <br />The garage shall be completely separated from the residence and its <br />attic area by means of 1~2-inch gypsum board or equivalent applied to <br />the garage side. The door between the garage and residence shall be <br />equipped with solid wood doors not less than 1 3/8 inches in thickness <br />or equivalent. (R-209.2) <br /> <br />Smoke detectors shall be ins=ailed outside of each separate sleeping <br />area in the immediate vicinity of the bedrooms and on each additional <br />story of the dwelling including basements. In dwelling units with split <br />levels, a smoke detector need be installed only on the upper level, <br />provided the lower level ia less than one full story below the upper <br />level, except that if there ia a door between levels =hen a detector is <br />required on each level. Ail detectors shall be connected to a sounding <br />device or other detectors to provide, when actuated, an alarm which will <br />be audible in all sleeping areas. (R-215.1) <br /> <br />Wood framed walls less than four feet in width at garage door openings <br />shall be provided with approved hold-down anchors. Anchors are to be <br />provided at each end of each wall segment and connect the wall studding <br />to the concrete foundation. As an alternate, a designed structural <br />system to resist the required 80 mile per hour wind load can be <br />provided. <br /> <br />"APPROVED" only when this sheet is attached to plans <br /> <br /> <br />
