20142 Olmstead Road <br />June 19, 1992 <br />Page 1 <br /> <br />Ma ion County <br /> OREGON <br />COMMUNITY DEVELOPMENT <br />DEPAR, TMENT <br /> <br /> Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1990 Edition One and Two Family Dwelling Specialty Code. <br /> <br />1. This plan review covers the addition to and/or alteration of an existing <br /> structure. This review is not intended to prohibit the building <br /> inspector from requesting an evaluation of the acceptability of existing <br /> structural members that may appear to be unsafe. Existing construction <br /> not specifically detailed in the submitted plans and structural <br /> calculations is beyond the scope of this review. <br /> <br />2. The plans submitted do not clearly show all the required framing <br /> details. The original dwelling was one story with a partial second <br /> story (two dormers) with attic areas converted into bedrooms ah some <br /> point. They are now proposing to add a complete second floor <br /> throughout, deleting dormers and building a complete new roof. It is <br /> the designer's responsibility to size all structural members and <br /> fasteners for the appropriate loads and then show them on the plans. <br /> (a-llO) <br /> <br /> When two different sizes were noted on the plans on different details <br /> for the same beam or header, the plan review was based on the larger <br /> size. <br /> <br />3. The double 2x8 built up beams in the living room are too small for the <br /> increased floor load of the new larger second floor. The plans are in <br /> conflict with each other. The plan review is based on increasing all <br /> five of the existing 2x8 built up beams to 4 - 2x8. Submit calculations <br /> to Marion county Building Inspection for are any alternate to this. <br /> <br /> 4. Existing footings have to comply with the requirements for a two story <br /> structure. Footing Sections: 12 in. wide - 1 story; 15 in.- 2 story, <br /> 18 in. - 3 story. <br /> <br /> 5. Provide interior footings and supports under all interior bearing walls <br /> and interior bearing point loads which are required to support the new <br /> second floor addition. Provide footings under the new 4x4 post on the <br /> first floor between the kitchen and the dining nook. <br /> <br /> 6. 12" x 12" x 8" concrete piers are noted on the plans in several <br /> locations. Increase the conrete pier pad size to 15" diameter minimum <br /> or submit calculations to Marion County Building Inspectio~ for review <br /> for any alternate size. <br /> <br /> 7. Porches, balconies or raised floor surfaces located more than 30 in. <br /> above the floor or grade shall have guardrail not less than 36 inches in <br /> height. Required guardrail shall have intermediate rails or ornamental <br /> closures which will not allow passage of an object 6 in. or more in <br /> diameter.
