(h) Mobtle homes shall not be used For living purposes unless <br /> connected to the mobile home park's water, sewer, and electrical <br /> systems. <br /> <br /> ((3) Access. Each mobile home lot wlthin a mobile home park shall have <br /> dtrect access to a park street In order to allow Indlvlduals to escape In <br /> case of emergency. The access shall be an unobstructed area, not less <br /> than 10 feet In width. <br /> (4) Street Width. Park streets shall be of adequate width 'to <br /> accommodate the contemplated parking and traffic load in accordance with <br /> the type of street. Traffic lanes shall be 10 feet minimum width. Where <br /> parking is permitted on park streets, such street shall be 30 feet <br /> minimum width: all streets without parking shall be 20 feet mfnlmum width. <br /> <br /> (5) Connection to a public Way. The park street system shall have <br /> dlrect connection to a publlc way. <br /> <br /> (6) Lighting. Streets and walkways shall be lighted during the hours <br /> of darkness. Such llghtIng shall not be under control of the moblle home <br /> occupant. Lighting shall be designed to an average of 0.25 horizontal <br /> candle-power of light the full length of ail roadways and walks_within <br /> the park boundaries. <br /> <br /> (7) Vehicle Parking. Mobile home parks shal] be destgned to include <br />two automobile parking spaces for each mobtle home lot; spaces may be <br />designed end-to-end, side-to-side, or w~th one street parklng space and <br />one off-street parking space. <br /> <br /> (8) Park Roads and Streets: <br /> (a) Engineered streets: Roads and streets shall be desig.ned for a <br />minimum 9-ton gross loan (grafftc co-efficient 3.6 - 4.0) and streets and <br />walkways sha]l be well drained (furnish street profile, cross-section and <br />grade). The street surface may be asphaltic-concrete, concrete, or other <br />approved hard-surfaced material. <br /> <br /> (b) Non-engineered streets: Non-engineered streets, roads, and <br />driveways (as deflned In ORS 446_095) shall be constructed to, but not <br />limited to, the following: <br /> <br />(A) The travel way (roads and streets) shall be surfaced with a <br />wearlng course of asphaltic-concrete or Portland cement concrete (unless <br /> <br />15 <br /> <br /> <br />
