The applicant has requested that he be granted a <br />conditional use permit for approximately 9.3 acres. The zoning <br />ordinance requires that a mobile home park have a minimum of 5 <br />acres before it complies with the zoning ~equirements. The <br />applicant intends to phase the mobile home park in over <br />approximately a four year period with the first phase being <br /> <br />acres and the next phase being sufficient to encompass the 5 <br />acres. <br /> <br /> 5. The proposed use is located within the city limits of <br />the City of Aumsville. <br /> <br /> 6. The site plan submitted by the applicant meets the <br />criteria set forth in the Aumsville Development ordinance Section <br />6.11 A-I; Section 6.12 A-M; and Section 6.13 A-D. <br /> <br /> 7. There are adequate utility services available through <br />the City of Aumsville to provide needed utilities to the site. <br /> <br /> 8. The proposed use does not have an adverse affect on the <br />normal, natural flow of traffic throughout the city of Aumsville <br />and in particular on llth Street. <br /> <br /> 9. The proposed use will be a private use and the developer <br />has accepted ali responsibility for maintenance of streets, water <br />lines, utility transmission lines and the llke chat are contained <br />within the 9.3 acres of the mobile home park. <br /> <br />Page 9.
