decision is effective ~~/~ I; ~_ unless further <br />consideration as requested. <br /> <br />FINDINGS AND GONCLUSIONS: The findings and conclusions on which <br />the Director based his decision are noted below. <br /> <br />The property is designated Rural Residential in the Marion <br />County Comprehensive Plan. The major purpose of this desig- <br />nation and the corresponding AR (Acreage Residential) zone si <br />to allow for the creation of acreage homesites at a density <br />that maintains the character and environmental quality of the <br />County's rural residential areas. <br /> <br />The property is located on the south side of Steinkamp Road <br />approximately 1300 feet east of the intersection of Steinkamp <br />Road and Golf Club Road. The existing 5.0 acre parcel <br />contains one dwelling. <br /> <br />Surrounding uses are small acreage homesltes to the east and <br />a mixture of farm operations and some small acreage homesttes <br />to the north, south, and west. <br /> <br />The County standard for public road right-of-way is 60 feet <br />for local routes. Steinkamp Road is designated as a local <br />route and presently has a 50 foot right-of way. The Marion <br />County Subdivision Ordinance provides that additional r~ght-o- <br />f-way may be required as a condition of partitioning approval· <br /> <br />The applicant proposes to divide the approximate 5.0 acre <br />parcel into two parcels containing 2.5 acres each. Access to <br />one of the parcels will be by a 20 foot easement. Because all <br />the proposed parcels do not have frontage on a public road, <br />this application is classified as a Major Partitioning. <br /> <br />The Marion County Building Inspection Division has the <br />following comment: <br /> <br />"On-site sewage disposal systems and their replacement <br />areas shall be kept vacant, free from vehicular traffic <br />and soil modification· Property line adjustments and <br />division of properties, may not alter required system <br />setbacks or encroach on the system or the replacement <br />area. <br /> <br />"The location of the existing on-site Sewage disposal <br />system may require more detailed drawings and/or exposure <br />of parts of the system to verify its location. The Public <br />Works Department stated that an additional five feet of <br />right-of-way should be required along the applicants <br />Steinkamp Road frontage to bring the half width to 30 <br />feet." <br /> <br /> <br />
