-- / " ø " ., '," ("'~ SUBDIVISION COMMITTEE REPORT SALEM PLANNING COMMISSION July 10, 1962 FOR PRELIMINARY APPROVAL (plat #2l4) NAME : OWNERS : Cascade View Ranchets Archie McKillop GENERAL LOCATION: At the Southwest corner of the intersection of Aumsville Highway and 72nd Avenue S .E. STAFF REPORT: This subdivision consists of a tract of land containing approximately 45 acres. It is proposed to divide the property into 21 large lots averaging 2.15 acres. The land is rolling and slopes to the south. The Marion County Health Dept. reports the area is satisfactory for septic tank use; also, the department reports a history of difficulty in obtaining sufficient ground water from wells. Aurnsville Highway to the north is a designated arterial on the major thoroughfare plan. COMMITTEE RECOMMENDATION: The Committee recommends that pre- liminary approval be given subject to the following conditions: 1. That a 20' strip of land on the north side adjacent to the Aurnsville Highway be dedicated for public right-of-way to provide a 50' strip from centerline. 2. That a 10' strip of land on the East side adjacent to 72nd Avenue be dedicated to provide a 30' right-of-way from centerline. 3. That a property line radius as required by the code be provided at the intersection of the North-South local street and Aurnsville Highway. 4. That either a cul-de-sac or an East-West street be pro- vided at the southerly end of the subdivision to provide for better traffic circulation and future development.
