This will result in up to an additional 42 Average Daily Trips or ADT. <br />Based on this level of use, no traffic mitigation measures are required. However, if the <br />use were to intensify, future mitigation may be required. <br /> <br />STORMWATER <br /> <br />Stormwater runoff from the applicant’s driveway onto Redstone Avenue SE has been <br />observed as problematic in terms of a potential negative effect to the gravel roadway and <br />also being a public safety issue. Applicant shall submit a drainage plan prepared by <br />either a licensed civil engineer or a licensed contractor (for design/build) to route their <br />runoff southward into existing drainage conveyance features. The plan may involve <br />establishment of a drainage ditch along their frontage and installation of a driveway <br />cross-culvert and also a cross culvert under Redstone Avenue NE. The plan will need to <br />be approved by Marion County and constructed to Public Works standards. This work <br />will necessitate obtaining a Work in Right-of-Way Permit. <br /> <br />GENERAL <br />The subject property is within the unincorporated area of Marion County. Per Marion <br />County Ordinance #00-10R, Transportation Systems Development Charges (SDCs) may <br />be assessed upon change in land use. <br /> <br />Marion County Tax Collector provided tax information for the property. <br /> <br />Marion County Building Inspection did not comment. <br /> <br />All other contacted agencies either failed to respond, or stated no objection to the <br />proposal, at the time this report was written. <br /> <br />8.
