NOTICE TO MORTGAGEE, LIENHOLDER, VENDOR, OR SELLER: ORS CHAPTER <br />215 REQUIRES THAT IF YOU RECEIVE THIS NOTICE, IT MUST PROMPTLY BE <br />FORWARDED TO THE PURCHASER. <br />NOTICE OF DECISION <br />]PARTITIONING CASE NO. 09-007 <br />APPLICATION: Application of Victor and Elizabeth Reppeto to divide a 24,393 square foot <br />parcel into three lots containing approximately 6,000 square feet, 6,000 square feet, and 12,393 <br />square feet each in an UD (URBAN DEVELOPMENT) zone located at 4162-4192 Hayesville Drive <br />NE, Salem. (T7S; R2W; Section 06CA; tax lot 2700). <br />DECISION: Notice is hereby given that the Planning Director for Marion County has APPROVED <br />the above described partitioning application subject to certain conditions. <br />EXPIRATION DATE: This approval is valid only when the final partitioning plat is recorded by <br />MAY 12, 2011. After recording the final partitioning plat, the applicant shall provide proof of the <br />recording to the Planning Division. This can be either a copy of the recording fee receipt or a copy <br />of the plat showing the County Clerk's stamp. The effective period of an approved application may <br />be extended for an additional year subject to approval of an extension (Extension form available <br />from the Planning Division). Additional extensions may not be granted if the regulations under <br />which this decision was granted have changed since the original approval. <br />This decision does not include approval of a building permit. <br />CONDITIONS: The following conditions must be met before a building permit can be obtained or <br />the approved use established: <br />The applicants shall submit a final partitioning plat to the County Surveyor's Office (5155 <br />Silverton Road NE; (503) 588-5036). Following plat approval, the plat shall be recorded <br />with the Marion County Clerk (final plat instructions and example enclosed). <br />2. The applicants are advised that a current title report, from a title company, will be required <br />upon submission of the final Mylar to the County Surveyor. <br />Prior to the issuance of building permits, or prior to submitting the final plat, the applicants <br />shall address the Marion County Public Works provisions outlined below in item #5 of the <br />Findings and Conclusions Section. The requirements shall be met to the department's <br />satisfaction. <br />4. The final partitioning plat shall substantially conform to the final site plan submitted with the <br />application. All lots must be a minimum of 6000 square feet. <br />
