lot, resulting in additional traffic on Wiseacre Lane, Butteville Road and other roads in the area. <br />Comments are based on this level of development; changes in development level may result in <br />changes in requirements and/or mitigation measures. The Public Works Engineering Division has <br />the following comments, recommendations, and requirements for this case: <br /> <br /> <br />1.Depending on the level of development, the applicant may be required to prepare a <br />Transportation Impact Analysis (TIA) in accordance with the requirements of Marion <br />County Public Works. Mitigation measures identified as necessary by the County upon <br />evaluation of the TIA will need to be constructed as part of this development in order to <br />protect the public safety and welfare. <br /> <br /> <br />2.Some of the roads and intersections in the area may not be constructed to a design standard <br />appropriate to safely accommodate the additional traffic volume from the proposed <br />development. In order to protect the public safety and welfare, the applicant may be <br />required to bring these roads up to an appropriate standard and/or address safety issues, as <br />determined by the Public Works department. This may include improvements to Wiseacre <br />Lane. <br /> <br /> <br />3.If this development is constructed, the applicant would be required to construct roads <br />serving the development to standards as directed by the Public Works Department. This <br />will include such elements as right-of-way dedication, clearing, base, pavement, gravel <br />shoulders, drainage ditches and culverts, and slope work as appropriate. The Public Works <br />Department may specify road locations and may require connections to adjacent properties. <br />Topography, alignment, and sight distance issues may limit potential access locations, and <br />may necessitate mitigation measures. <br /> <br /> <br />4.In accordance with the Rural Zoning Ordinance of Marion County, Oregon, the applicant <br />would be required to dedicate sufficient right-of-way on the plat to provide standard public <br />dedicated right-of-way width (or half-width as appropriate) along adjacent roads and <br />standard radius at corners and along curves. Any dedications shall be to the public, not <br />Marion County. Additional width shall be provided if necessary to allow any cut or fill <br />slopes, or roadside ditches, to be within the right-of-way. <br /> <br /> <br />5.If this development proceeds, prior to plat approval the developer will be required to <br />improve their frontage of adjacent roads to County standards as directed by the Public <br />Works Department. This is anticipated to include gravel shoulders, vegetation clearing, <br />slope work, drainage work, and may include some paving. <br /> <br /> <br />6.If this development occurs, the developer will be required to obtain driveway permits. <br />Driveways must meet County Standards to establish safe and compliant access. Road <br />Maintenance Agreements would be necessary for any shared accesses or easements. <br />Driveways will also need to meet fire district standards for emergency access. <br /> <br /> <br />7.The developer may be required to make a proportional share contribution towards identified <br />transportation projects in the area. <br /> <br /> <br />8.Site grading and development shall not impact surrounding properties, roads, or drainage <br /> <br />
