7. The proposed lots meet the 6,000 square foot minimum lot size required for single-family
dwellings. The parcels also meet the lot dimension standards of an average of 40 feet in
width and an average of 70 feet in depth. The standards in 6 (a) and (b) are satisfied, and
6 (c) is not applicable.
8. On the submitted site plan, the applicant indicated an access easement to serve the newly
created parcels. The access easement must be a minimum 25 feet wide and provide for
utilities. Under the provisions in the Marion County Address and Street Name Ordinance,
the easement must be named and the properties must be addressed from the roadway. A
list of names was submitted to the 911 Dispatch Center for review, and "Namo Lane
SE" was selected for the roadway name. Prior to the recording of the plat, a work order
for the street sign installation, with appropriate fee, must be submitted to Marion County
Department of Public Works.
9. Staff recognizes the final partitioning may vary from the proposed plan due to topog-
raphy or surveying. Minor variations are permitted, however, each resulting parcel shall
substantially conform to the final site plan submitted with the application and shall
contain a minimum 6,000 square feet.
10. Based on the above discussion and subject to the required agreements, the proposed
partitioning complies with the criteria for a partitioning in the RS zone and is, therefore,
APPROVED.
James Sears Date: 10/07/05
Director -Planning Division
If you have any questions please contact David Epling at 588-5038.
