to meet the front yard setback standards once the alterations are completed. The proposal <br />can meet the requirements of MCUZO Sec. 2.13. <br />Side yards require a 5' setback. The existing dwelling and accessory structures meet this <br />standard and this shall be a condition of approval for the proposed dwellings. This will <br />be a condition of approval of the proposed vacant lots. The proposal can meet the <br />requirements of MCUZO Sec. 2.14. <br />The rear yard requires a 14' setback for dwellings. The existing dwelling would have a <br />14' setback from the rear proposed property line, as well as the accessory structures. <br />9. Portions of yards lying between a street or roadway and the dwelling shall be landscaped <br />according to MCUZO Chapter 29. This will be a requirement of approval. The proposal <br />can meet the requirements of MCUZO Sec. 2.14. <br />10. The applicant is proposing a 25' easement from Hayesville Drive to the two newly <br />proposed lots. According to Marion County address and street name ordinance, Section 3 <br />(J); all access ways (any easement serving a parcel) shall be named according to the State <br />of Oregon Survey law. Sites being served by this road shall be addressed on this road <br />using the grid system in effect for the area. The applicant would also be required to show <br />an easement all the way to the northern line of Parcel #3, on the final plat. The applicant <br />has already submitted a "Road Naming" application, which indicates that the names <br />submitted are acceptable road names. <br />12.
