EXHIBIT B <br />The Marion County Board of Commissioners adopts the following conditions in ZC 03-9/11arger. <br />Pursuant to Marion County Urban Zoning Ordinance Section 39.06 the following conditions <br />apply to the .57 acres of RL (Limited Multiple Family Residential) zoning granted in this action. <br />These conditions are reasonably related to the specific development, will serve the public interest <br />of reducing land use conflicts, and are based upon standards adopted by the County. The RL <br />zoning significantly intensifies the use of the land. <br />Conditions of Ap rp oval: <br />Applicants shall obtain all permits required by the Marion County Building Inspection <br />Division. <br />2. Applicants shall obtain a driveway permit for access to the public right-of-way through the <br />building permit process. <br />3. Applicants shall pave a 12 -foot wide asphalt driveway a minimum distance of 100 -feet as <br />th <br />measured from the 45 Avenue right-of-way. <br />4. Prior to issuing building permits, applicants shall submit a site drainage plan that includes <br />existing contours or show natural drainage courses that are indicated by arrows pointed in the <br />direction of flow and how applicants propose discharging roof runoff from the site. Site <br />grading shall not impact surrounding properties in a negative manner. Construction of <br />improvements on the property shall not block historical or naturally occurring runoff from <br />adjacent properties. <br />5. Construction of the dwellings and the required driveway access will increase the amount of <br />storm runoff from the subject property. Prior to issuing building permits, applicants shall <br />construct a private storm drain line and connect to an existing system on the westerly side of <br />45th Avenue. Roof drains from the proposed dwelling shall connect to this private system. <br />6. Public storm drainage improvements shall be built to Marion County engineering and <br />construction standards. Storm drainage shall be discharged to a suitable outlet and, where <br />applicable, evidence provided that an adequate easement exists for transit of the water to such <br />an outlet. <br />7. Transportation systems development charges shall be assessed upon development of the <br />parcel at the time of application for building permits. <br />Any utility work in the public right-of-way will require a utility permit from the Marion <br />County Department of Public Works. <br />All development on the subject property must meet RL zone development standards, and the <br />standards found in MCUZO chapters 26 through 40. <br />
