Driveway permits will be required for any new access or change in existing access to <br /> the public right-of-way. Through the building permit process, the applicant shall be <br /> required to apply for a driveway permit or an exemption fi:om the permit process. <br /> Public Works' staff will review the driveway at that time and determine if it is in <br /> compliance with current County standards. If an exemption is denied, the applicant <br /> will be required to apply for a driveway permit and make necessary changes to <br /> establish a compliant access. <br /> <br />d. A field trip to the site has found some site restrictions at the intersection of h'ish Glen <br /> Lane and Anderson Road. Therefore, the County will be requiring the applicant to <br /> remove all brash and trees that are within the public right-of-way. The removal of the <br /> sight obstructions will be measured 100 feet northerly and 100 feet southerly fi:om the <br /> centerline of Irish Glen Lane. This will be a requirement prior to building permits <br /> being issued. <br /> <br />e. Irish Glen is currently a 10-foot wide privately maintained gravel road serving six <br /> residences. The proposed partition wilt add an additional two residences. Therefore, <br /> the road shall be brought up to minimum standard of 8-inches of crushed rock, sixteen <br /> feet wide. Drainage issues shall also be addressed in the widening of the road. <br /> <br />f. Any utility work in the public right-of-way will require a utility permit from Public <br /> Works. <br /> <br />g. Prior to submission of the final plat, the applicant shall submit evidence of <br /> compliance with the development and access standards of the Sublimity Fire District. <br /> <br />Marion County Building Inspection: An Existing System Evaluation is required on the <br />parcels to insure that there is no conflict with the existing septic system, including septic <br />replacement area. A Site Evaluation approval is required on all parcels that are proposed <br />for development. <br />Marion County Surve¥'s Office has the following comments: <br /> <br />a. Parcels ten acres and less must be surveyed, per ORS 92.050, and a plat must be <br /> submitted for review; <br />b. Plant service report and/or title report must be submitted at the time review with a fee. <br /> <br />Marion County Tax Collection Department: All real property for 2002-2003 are paid in <br />full. All delinquent taxes and interest as well as taxes, which have become a lien during <br />the tax year, must be paid before a partition shall be recorded. <br /> <br />All other contacted agencies either failed to comment, or stated no objection to the <br />proposal, at the time this report was written. <br /> <br />Comment from William Power, Vice President of Friends of Marion County: The <br />partition describes is in another groundwater limited area. There is no guarantee that <br />water will be available to present and future homeowners continuously on an everyday <br />basis at this site.
