10. <br /> <br />Based on the above, a condition of approval will be attached requiring a site specific <br />geotechnical evaluation, consistent with the recommendation found in the Geological <br />Assessment, be prepared for development each of the resulting parcels. <br /> <br />Marion County Comprehensive Plan policies for rural residential areas provide that <br />homesites should be 1.5 acres to 3.0 acres in size. In addition, the AR zone contains a <br />minimum lot size of 2 acres. The proposed parcels are consistent with these <br />requirements. The applicant has obtained a site evaluation approval for the proposed <br />2.69 acre parcel fi.om the Marion County Building Inspection Division and has obtained a <br />variance for a septic approval fi.om the Oregon Department of Enviroumental Quality on <br />the other proposed parcel. Based on this information, together with the site plan <br />submitted with the application, the proposed parcels are of sufficient size to comply with <br />the Ordinance development standards. <br /> <br />Based on the above and subject to the required agreements, the proposed partitioning <br />complies with the criteria for a partitioning in the AR zone and is, therefore, <br />APPROVED. <br /> <br />Although the proposed partitioning is appropriate, the County requires that a Declaratory <br />Statement be recorded with the property deed because the subject property is near a <br />resource zone. This serves to notify the applicant and subsequent owners that there are <br />farm or timber operations in the area. <br /> <br />Craig O.
