NOTICE TO MORTGAGEE, LIENHOLDER, VENDOR, OR SELLER: ORS CHAPTER <br />215 REQUIRES THAT IF YOU RECEIVE THIS NOTICE, IT MUST PROMPTLY BE <br />FORWARDED TO THE PURCHASER. <br /> <br />NOTICE OF DECISION <br />PARTITIONING NO. 02-27 <br /> <br />APPLICATION: Application of Julie Remlinger to divide a 276 acre parcel into two parcels <br />containing 150 acres and 125 acres each in an EFU (EXCLUSIVE FARM USE) zone on property <br />located at 10264 Silver Falls Highway SE Aumsville. (Section 18; T8S; R1W). Tax lot 300. <br /> <br />DECISION: Notice is hereby given that the Planning Director for Marion County has APPROVED <br />the above-described Partitioning subject to certain conditions. <br /> <br /> EXPIRATION DATE: This decision is valid only when exercised by DECEMBER 23~ <br /> 2004 (two years fi.om the effective date of the decision) unless an extension is granted. The <br /> effective period of this application may be extended for one year subject to approval of an extension. <br /> Request for an extension must be submitted to the Planning Division prior to expiration of the <br /> approval. (Extension form available from the Planning Division). <br /> <br />,NVARNING: A decisibh aPpr0ving the proposed uses iS for land usep~ses only. Due to septic} <br />well and drainfield replacement areas, this parcet may not be able to support the proposed activities. <br />To .be sure the subject property can accomn~Q,date the.proposed use th~ applicant needs to check with <br />the Building Inspection DivisiOn, (503) 588-5147. <br /> <br />This decision does not include approval of a building permit. <br /> <br />CONDITIONS: The following conditions must be met before a building permit can be obtained or <br />the approved use established: <br /> <br />The parcel north of Silver Falls Highway shall share a single access with tax lot 200. The <br />parcel south of Silver Falls Highway shall have only one access. Prior to recording the <br />deeds, the application shall provide evidence that the necessary permits from the Oregon <br />Department of Transportation (ODOT) have been applied for. <br /> <br />The applicant shall obtain all permits, including subsurface sewage disposal, required by the <br />Marion County Building Inspection Division. The applicant is strongly encouraged to <br />contact the County Building Division, (503) 588-5147, regarding septic sites before <br />preparing the partitioning plat. Septic site requirements may affect the proposed <br />property line or lot locations. <br /> <br />Prior to obtaining any building permits, the applicant shall submit a final partitioning plat to <br />the County Surveyor's Office (5155 Silverton Road NE).
