1*400113 <br />The Marion County Board of Commissioners adopts the following conditions in CP/ZC 01- <br />1/Lundeen. <br />Pursuant to the Marion County Urban Zoning Ordinance Section 39.06 the following conditions <br />apply to the .97 acres of CR -LU (Commercial Retail -Limited Use Overlay) zoning granted in this <br />action. These conditions are reasonably related to the specific development, will serve the public <br />interest of reducing land use conflicts, and are based upon standards adopted by the County. The <br />CRLU zoning significantly intensifies the use of the land. <br />Prior to issuance of a building permit for future development, the applicant shall submit a <br />detailed site plan to the Planning Division for the review and approval of the Planning <br />Manager. <br />2. Prior to issuance of any building permits for future development, applicant shall provide <br />evidence of compliance with the Marion County Department of Public Works standards. <br />3. Prior to issuance of any building permits for future development, applicant shall provide <br />evidence of compliance with the development standards of Marion County Fire District <br />Number One. <br />4. Applicant shall comply with all MCUZO design standards, and shall install a site obscuring <br />vegetative hedge along the subject property's border with UD zoned land to the south prior <br />to issuance of a building permit for future development. <br />Use limitation pursuant to Chapter 22 of the Marion County Urban Zoning Ordinance: The Board <br />finds: (1) no zone allows a list of uses where all uses would be appropriate; (2) the CR zone is the <br />best suited to accommodate the established and proposed uses; (3) it is necessary to limit the <br />permitted and conditional uses in the proposed zone; (4) The maximum number of acceptable uses <br />in the zone have been retained as conditional uses. <br />A Limited Use Overlay Zone shall be placed on the subject property as follows: <br />5. A limited use overlay zone shall apply to the subject property. The following uses shall be <br />allowed uses: caf6/deli (no drive through), neighborhood tavern (in conjunction with <br />caf6/deli), barber shop, beauty shop, dry cleaner (no drive through), laundry (self service), <br />shoe repair and notary public. <br />
