If you have <br />any question about this application or the decision please call <br />588-5038 or visit the County Planning Office at the above address. <br />MAY 23, 2000 <br />This decision is effective unless appealed. <br />FINDINGS AND CONCLUSIONS: <br /> The findings and conclusions on which <br />the Director based has decision are noted below. <br />1.The subject property is designated Primary Agriculture in the <br />Marion County Comprehensive Plan and is zoned EFU (EXCLUSIVE <br />FARM USE). <br />2.The property is located on the south side of Evans Valley <br />Road, approximately 600 feet east of the intersection of <br />Steelhammer Road and Evans Valley Road. A single family <br />residence is located on the property. <br />3.Properties bordering the parcel to the west, east, and south <br />contain a mixture of farm and non-farm parcels and are zoned <br />EFU. There is land to the north and northeast across Evans <br />Valley Road which is designated UT-5 (URBAN TRANSITION-5 ACRE <br />DENSITY) and UTF (URBAN TRANSITION FARM) and located within <br />the UGB (URBAN GROWTH BOUNDARY). The <br />existing communication facility is operated by Nextel <br />Communications and received Marion County approval under <br />Administrative Review Case 97-19 (Adm97-19). The applicant <br />stated that all necessary equipment cabinets will be located <br />at the base of the tower within Nextel’s enclosed area. <br /> <br />
