2.The subject property is located on the west side of Parrish <br />Gap Road SE, approximately 1,100 feet south of its intersec- <br />tion with Pearson Road SE. The property is subject of a <br />previous land use case, Lot Line Adjustment Case No. 00-7 <br />(LLA00-7), which approved reducing the parcel to 1 acre in <br />size. In addition to the mobile home, the property contains <br />an accessory structure, well, and septic system. <br />3.Surrounding properties to the west, north, and east are zoned <br />SA and devoted primarily to farm use. These include: <br />(a)The dwelling was lawfully established; and <br />(b)Has intact exterior walls and roof structure, and <br />(c)Has indoor plumbing consisting of a kitchen sink, toilet <br />and bathing facilities connected to a sanitary waste <br />disposal system; and <br />(d)Has interior wiring for interior lights; and <br />(e) Has a heating system; and <br />(f)In the case of replacement, the replaced dwelling is <br />removed, demolished or converted to an allowable non- <br />residential use within three months of occupancy of the <br />replacement dwelling. <br />(g)If the dwelling to be replaced is located on a portion of <br />the lot or parcel not zoned EFU, SA or FT the applicant <br />shall execute and record in the deed records a deed <br />restriction prohibiting the siting of a dwelling on that <br />portion of the lot or parcel.
