The <br />applicant is advised of the following: <br />4.The applicants should contact the Turner Fire District to <br />obtain a copy of the District’s Recommended Building Access <br />and Premise Identification Guidelines. For personal and <br />property safety, it is recommended the applicants follow these <br />guidelines. Fire District access standards may be more <br />restrictive than County standards. <br />5.The two vacant singlewide mobile homes apparently placed on <br />the property without permits and used for storage must be <br />removed prior to the issuance of any building permits. <br />PROCEDURE: <br /> The Marion County Zoning Ordinance provides that <br />Administrative Review applications be considered first by the <br />County Planning Director. If there is any doubt that the applica- <br />tion conforms with adopted land use policies and regulations the <br />Director must deny the application. Any interested person who dis- <br />agrees with the Director's decision may appeal the decision to the <br />Marion County Hearings Officer. The applicant may also request a <br />reconsideration (one time only and a fee of $200.00) on the basis <br />of new information subject to signing an extension of the 150 day <br />time limit for review of zoning applications. <br />A public hearing is held on appeals subject to the appellant paying <br />a $250.00 fee. Appeals must be in writing (Appeal Form available <br />from the Planning Division) and be received in the Marion County <br />Planning Division, 3150 Lancaster Dr. NE, Salem 97305 by 4:30 <br /> APRIL 5, 2000. <br />p.m. on Please note an appeal directly to the <br />Land Use Board of Appeals is not allowed under ORS 197.830. If you <br />have any question about this application or the decision please <br />call 588-5038 or visit the County Planning Office at the above <br /> APRIL 6, 2000 <br />address. This decision is effective unless <br />appealed. <br />FINDINGS AND CONCLUSIONS: <br /> The findings and conclusions on which <br />the Director based has decision are noted below. <br />1.The subject property is designated Special Agriculture in the <br />Marion County Comprehensive Plan and is zoned SA (SPECIAL <br />AGRICULTURE). <br />2.The subject property is located at the southwest corner of <br />Ridgeway Drive and Parrish Gap Road. The subject parcel <br />contains an existing mobile home, accessory structures, well, <br />and septic system. Two additional singlewide mobile homes are <br />located on the parcel and apparently used for storage. <br /> <br />
