<br />THE PURPOSE OF THIS SURVEY WAS TO LOCATE THE BOUNDARIES OF A CONSERVATION EASEMENT TO BE GRANTED BY THE
<br />KRAUTMANN FAMILY NURSERY, LLC TO THE UNITED STATES OF AMERICA, ALSO BEING PARCEL 1 OF PARTITION PLAT NO.
<br />2003-22. THIS EASEMENT IS A PORTION OF THE PROPERTY DESCRIBED PER REEL 2217, PAGE 276, DEED RECORDS OF
<br />MARION COUNTY, OREGON. IN ADDITION TO SURVEYING THE EXTERIOR OF THE EASEMENT, SEVERAL OTHER FEATURES WERE
<br />ALSO SURVEYED AS SHOWN, INCLUDING THE BUILDING ENVELOPE, ACCESS STRIP AND USFWS TRACT (21 R).
<br />THE BOUNDARIES OF THE CONSERVATION EASEMENT COINCIDE WITH THE EXTERIOR BOUNDARY OF PARCEL 1 OF PARTITION
<br />PLAT 2003-22. THESE BOUNDARIES WERE CONTROLLED BY FOUND MONUMENTS SHOWN PER SAID PARTITION.
<br />BASED ON THE FOUND NORTH 1/16 AND SOUTH 1/16 CORNERS SET PER MCSR 27406, IT APPEARS A HIATUS EXISTS
<br />BETWEEN THE EAST BOUNDARY OF THE SAID PARCEL 1 AND EAST BOUNDARY OF SECTION 14.
<br />VARIOUS SURVEYS HAVE SET MONUMENTATION WITHIN THE PLAT OF STDWER FRUIT FARMS, WHICH LIES TO THE SOUTH OF
<br />THE SUBJECT PARCEL. BASED ON THE FOUND MONUMENTS PER PARTITION PLAT 2003-22, ALL OF THIS OLDER
<br />MONUMENTATION LIES SLIGHTLY TO THE SOUTH OF THE SUBJECT PARCEL. THIS RELATIONSHIP IS SHOWN IN TABLES ON
<br />SHEET 3 AND 4.
<br />THE CENTERLINE OF THE ACCESS STRIP THROUGH SAID PARCEL 1 WAS LOCATED BASED ON FOLLOWING AN EXISTING DIRT
<br />ROAD AND STAKES PROVIDED BY THE LANDOWNER.
<br />USFWS TRACT (21R) CONSISTS OF AN ALIGNMENT THAT FOLLOWS THE EXISTING GRAVEL ROAD CENTERLINE. THIS CENTERLINE
<br />WILL BE THE BASIS FOR ACCESS ACROSS PARCEL 2, PARTITION PLAT NO. 2003-22 TO THE CONSERVATION EASEMENT. A
<br />WIDTH HAS NOT YET BEEN SPECIFIED FOR THIS ACCESS. THE DOCUMENT CREATING THE CONSERVATION EASEMENT AND
<br />ASSOCIATED ACCESS EASEMENTS WILL BE RECORDED AFTER THE FILING OF THIS SURVEY.
<br />CONCERNING TRACT (21 R):
<br />THE WEST BOUNDARY OF WHAT IS NOW PARCEL 1 OF PARTITION PLAT NO. 2003-22 WAS PREVIOUSLY SURVEYED BY MCSR
<br />11405 AND MCSR 34525. SAID PARTITION PLAT CALCULATED THIS BOUNDARY'S LOCATION BASED ON SURVEY MCSR 34525.
<br />THE SOUTHWEST CORNER OF PARCEL 1 WAS CALCULATED BY PROJECTING LINE "P"-"N" THE RECORD DISTANCE OF 42.04'
<br />FROM MONUMENT "N" AS SHOWN PER MCSR 34525.
<br />ANGLE POINT "Q" IN THIS BOUNDARY, LOCATED NEAR THE BEGINNING OF TRACT (21 R), WAS CALCULATED BY COMPASS
<br />ADJUSTING THE RECORD PLAT DIMENSIONS BETWEEN SAID CALCULATED SOUTHWEST CORNER AND MONUMENT "O". THE PK
<br />NAIL SET BY MCSR 34525 AT THIS LOCATION WAS NOT FOUND.
<br />THE RIGHT-OF-WAY OF HIGHWAY 99E LACKS MONUMENTATION IN THIS AREA. ITS LOCATION WAS PREVIOUSLY CALCULATED BY
<br />BOTH MCSR 34525 AND PARTITION PLAT NO. 2003-22. THEIR SOLUTIONS DO NOT AGREE, WITH DIFFERENT LOCATIONS BEING
<br />DETERMINED FOR STATION 527+85.7 PT. FOR CONSISTENCY, I HAVE CALCULATED THE HIGHWAY 99E CENTERLINE AND SHOWN
<br />IT HEREON BASED ON PARTITION PLAT NO. 2003-22. THIS WAS DONE BY HOLDING THE RECORD DISTANCE FROM MONUMENT
<br />"0" AND THE PERPENDICULAR OFFSET OF 11.96' TO SAID POINT OF TANGENCY, THE HIGHWAY CENTERLINE BEARING WAS
<br />DETERMINED BY APPLYING THE ANGULAR VARIATION FROM RECORD OF LINE "0" - "Q". THE LOCATION OF THIS
<br />RIGHT-OF-WAY SHOULD BE CONSIDERED APPROXIMATE ONLY. IT SHOULD ALSO BE NOTED THAT THE EXISTING PAVED
<br />CENTERLINE ACTUALLY LIES VERY CLOSE (WITHIN 1 FOOT) TO THE CALCULATED WEST BOUNDARY OF PARCEL 2, NOT THIS
<br />CALCULATED CENTERLINE.
<br />THIS SURVEY WAS COMPLETED USING A NIKON DTM-322 TOTAL STATION, SPECTRA FOCUS 35 ROBOTIC TOTAL STATION AND
<br />TRIMBLE R8S/R 10 GNSS RECEIVERS. ASSISTING WITH THE SURVEY WAS JOHN HOSHALL.
