SURVEYOR'S CERTIFICATE <br />I, Troy E. Petersen, being a Professional Land Surveyor in the State of Oregon, <br />do hereby certify that I have surveyed and marked with proper monuments the <br />land shown in the partition plat hereon, the exterior boundary thereof being <br />described as follows: <br />Beginning at the initial point of this partition plat, said point being a 5/8 inch <br />iron rod with a yellow plastic cap marked "LAND MARKERS INC" at the Northwest <br />corner of that tract of land described in Reel 3619, Page 250, Marion County <br />Deed Records, said iron rod being 120.26 feet South 00"39'28" West and <br />207.26 feet North 67°50'04" West from the Northwest corner of Parcel 1 of <br />Partition Plat Number 91-107 as recorded in Reel 896, Page 147, Marion <br />County Deed Records; thence North 67°50'04" West along the North line of that <br />tract of land described in Reel 2682, Page 450, Marion County Deed Records, <br />233.78 feet to the Northwest corner thereof; thence South 20°30'07" West along <br />the West line of said tract, 654.85 feet to the center of Abiqua Road NE. (MR <br />77); thence South 51 °40' 15" East along the center of said Abiqua Road NE, <br />415.02 feet to the Southeast corner of said tract; thence North 08°44'19" East <br />along the East line of said tract, 791.75 feet to the point of beginning and <br />containing 4-:88- acres of land, more or less. <br />TP S.* %% <br />LAND MARKERS SURVEYING <br />Troy E. Petersen <br />Oregon Registered Land Surveyor No. 61408 <br />EQUIPMENT AND PROCEDURE <br />A LEICA TS12 Electronic Total Station Survey System and a <br />Carlson Survey Data Collector with supplemental hand—written <br />field survey notes were used in this survey. <br />NARRATIVE <br />The purpose of this survey is to partition that property described in Reel <br />2682, Page 450, Marion County Deed Records as approved by Marion <br />County Case Number CP/ZC/P 19-003. The Basis of Bearings is the West <br />line of the subject property as established by found monuments "A" and <br />"B" as shown on Marion County Survey 37079. Found monuments as shown <br />on my previous survey recorded as Marion County Survey 37079 were held <br />for the boundary as shown hereon.
