Petersen, being a Professional Land Surveyor in the State of Oregon, <br />do hereby certify that I have surveyed and marked with proper monuments the <br />land shown in the partitionplot hereon, the exterior boundary thereof being <br />described as follows: <br />Beginning at the Initial Point of this Partition Plot, said point being a 1 1/4 <br />inch iron pipe at the center North sixteenth corner of Section 9, Township 8 <br />South, Range 1 East of the Willamette Meridian in Marion County, Oregon; <br />thence South 00'16'11" East along the East line of the Southwest quarter of <br />the Northwest quarter of said Section 9, 746.22 feet to 5/8 inch iron rod at <br />the Southwest corner of that tract of land described in Reel 3455, Page 406, <br />Marion County Deed Records; thence South 89'38'00" West along the South line <br />of said tract, 1506.40 feet to the Southwest corner of said tract; thence North <br />00'25'39" West along the West line of said tract, 748.88 feet to a 5/8 inch <br />iron rod at the Northwest corner of the Southeast quarter of the Northwest <br />quarter of said Section 9; thence North 89*45'00" East along the North line of <br />said Southeast quarter, 1308.47 feet to the point of beginning and containing <br />22.44 acres of land, more or less. <br />LAND MARKERS SURVEYING <br />Troy E. terser <br />Oregon Registered Land Surveyor No, 61408 <br />The purpose of this survey was to partition that property described in Reel <br />3455, Page 406, Marion County Deed Records into 3 parcels as approved <br />by Marion County Notice of Decision for Partition Case No. 21-006. The <br />Basis of Bearings is between found monuments "A" and "B" as shown on <br />said Marion County Survey 26068 said monuments were also held for the <br />North line. Found monuments "B" and "E" were held for the East line. The <br />South line was established by holding found monuments "E" and "F" and <br />projecting said line 18.14 feet westerly as shown in said survey. The West <br />line was established by holding found monument "A" and sold westerly <br />projection of said South line. The right of way was established by holding <br />found monument "G" as the the point -of intersection of the curve. The <br />tangent in was established by found monuments "G" and "H". The delta of <br />51'01'53" was held from Marion County Survey 36354 and the degree of <br />curve of 16' was held from Marion County Survey 5783. The centerline <br />was then offset 20' to establish the existing right of way. The new parcel <br />lines were then established at my clients design. <br />EQUIPMENT AND PROCEDURE <br />A LEICA TS12 Electronic Total Stotion Survey System and a <br />Carlson Survey Dato Collector with suppiementai hand—written <br />field survey notes were used in this survey. <br />EASEMENT NOTE -0 <br />The property shown hereon is subject to on <br />eosement to Portland General Electric Company recorded <br />in Reel 4559, Page 77, Marion County Deed <br />Records.
