Verification is with realtors or <br />multiple listing service. The sales concession adjustment is estimated to reflect the difference between <br />what the comparable actually sold for with the sales concession and what the comparable would have <br />sold for without the concession and the dollar amount of the adjustment is an approximate to the <br />reaction of the market to the concession. <br />My Comparable Search and Results: <br />A thorough search for comparable sales and listings (comps) was conducted utilizing the local <br />Willamette Valley Multiple Listing Service. The search was focused but not limited to homes with <br />similar design, living area +/- 100square footage above and below to subject's 1482 sqft, +/- 10 actual <br />age above and below to subject's actual age of 43 years, quality, condition, garage size and site size; <br />within the subject's competing market area. The nearest, most recently closed and best comparable sales <br />and current listings were located within the subject's competing market area representing a reliable <br />indication of market value for the subject property. <br />The initial search resulted in 3 sales were <br />considered comparable; the others were of superior quality and located in a superior neighborhood. <br />Additionally given the lack of recent sales data within the neighborhood we were compelled to expand <br />the initial search in excess of 1 mile and transactions dates and exceeded the past 6 months to <br />include properties physically similar to subject but in adjoining similar neighborhoods. Actual age and <br />GLA of subject property is not bracketed, and GLA of all closed sales are superior to the subject <br />property and this is due to limited number of closed sales available for analysis comparable to the <br />subject property. Sale 3 gross adjustment exceeds 15% of sales price and this is due to the large <br />adjustment for time. This expanded search yielded 3 sales that will be analyzed for neighborhood <br />similarity and included in the sales comparison approach. Those not chosen were of superior quality <br />and/or superior location. <br />Support and Adjustment for Time as follows for: <br />Sales 1 and 2 higher unadjusted sales price with newer sales date showed support for a time <br />adjustment for sale 3 having an older sale date. <br />Support and Adjustment for Site Size as follows for: <br />Land sale 1: 20444 Grade Rd Silverton, OR sold on 05/21/2020 for $170,000 +/- 10.940 Acre. <br />Land sale 2: Cherry Av Sublimity, OR sold on 08/14/2020 for $155,000 +/- 7.990 <br />Sale 1: 10.940 - Sale 2: 7.990 = 2.95 Acre. <br />Sale 1: $170,000 - Sale 2: $155,000 = $15,000. <br />$15,000 / 2.95 = $5,084 rounded to $5,000 per acre. <br />The bare land sales above support the difference in site size adjustment of $5,000 per acre. <br />Support and Adjustment for View as follows for: <br />After all other adjustments had been applied to sale 2 the same indicated value showed no support for <br />a view support for sale 3 not having a benefical mtn view and there is no evidence to suggest a view <br />adjustment is warrented for the difference in view between having a benefical pastoral view vs having <br />a benefical mountain view. <br />Support and Adjustment for Pool as follows for: <br />Due to the lack of closed sales similar to the subject that have an inground pool there is no evidence <br />to suggest a pool adjustment is warrented for the closed sales for lacking an inground pool. <br />Support and Adjustment for Actual Age as follows for: <br />After all other adjustments had been applied to sale 3 the same indicated value showed no support for <br />a actual age adjustment for sale 2 having a newer actual age. <br />Addendum Page 4 of 10 <br /> <br />
